Well, for those looking for higher yields (and which property investor isn’t?) the big money is on just outside the capital. By that we mean within a 30 minute commute by train.
Rental prices on London Property is so high these days that single professionals, couples seeking starter homes and young families can no longer afford to both work and stay in the capital. So they are looking to put down roots further afield. And some of the most popular areas to settle in are Surrey, Essex and Buckinghamshire. If fact, many foreign investors are already considering these areas, having been put-off by the introduction of stamp duty on second homes in April 2016.

Why it makes sense to invest in Surrey now
Many of the pretty villages and towns in Surrey don’t just provide good commuting distances into London, but air travel too is about to become easier. That’s because the expansion of Heathrow International Airport, to be completed in 2015 will promote the area as a business hub, meaning money will be ploughed into the local economy. At the same time jobs will also be created.
Chobham – just a 28 minute train journey into London’s Waterloo Station and with 11 trains per hour during peak times, this pretty conservation village, with very much an English Home Counties feel (think cricket and village green) has the best of both worlds ie quick access to London and a large National Nature Reserve on its doorstep. Great for young families.

Woking – even quicker at just 25 minutes into Waterloo, this busy town has a new theatre and new apartments complete with concierge and gyms near the train station. It’s all part of a £50 million regeneration project for the town and perfect for your ambitious young professional or young family.
Why this is a good time to invest in Essex
Offering better value for properties than most of the Home Counties regions, Essex has both coastline and countryside to charm would-be movers. There are also plenty of good schools with which to attract families.
Chelmsford – just 35 minutes by train into London Liverpool Street Station and four trains an hour, this county town has plenty of independent stores, traditional pubs and upmarket dining. There’s a second railway station being built in the town and capacity for up to 3500 new properties. Good for both families and young professionals.

Southend on Sea – 40 minutes by rail into London Fenchurch Station, this coastal town is benefiting from a £50 million seafront regeneration project. It’s already attracting lots of London movers, especially families impressed by the fact both the town’s two High Schools have top Ofsted school inspection ratings. Many retirees enjoy it for nostalgic reasons.
Reasons to consider investing in Buckinghamshire
Buckinghamshire offers country retreats in the Chiltern Hills (an Area of Outstanding Natural Beauty no less) and pretty villages sitting by the River Thames. Primary schools in the region are good so attractive for young families.
High Wycombe – Buckinghamshire’s second largest town (Milton Keynes taking top place), High Wycombe is around 26 minutes by train into London Marleybone Station. Schools are excellent, making a ‘must-have’ destination for many young families. It’s also proving popular with retirees from London who fancy a quieter life and a lot more property for their money.

Woburn – Just 30 minutes by train into London Euston (via 10 minutes drive to the station at Leighton Buzzard) and five an hour in peak times, this very pretty but increasingly busy little village is beside a deer park and boasts a historic Abbey. It’s ideal for young professionals and families.
