London Property Investment Group (‘LPI’) has secured various sites within London’s financial district to develop into residential properties. The first project is the airspace above Balmoral House, Canary Wharf; to develop an additional nine residential apartments. Subsequent projects include a commercial building and a car park site to be developed into a residential tower.
LPI Group Ltd (Property Development Co) and LPI Capital Ltd (Investment Co) are duly registered at 55 Princes Gate, Exhibition Road, Kensington, London SW7 2PN and each have a paid up share capital of £1,000,000.
LPI Capital Ltd has authorised to issue secured loan notes at a fixed rate of interest of 40% which will be secured against the proposed properties by way of First Legal Charge registered at land registry. Once LPI (Group) Ltd has identified and agreed the project that meets the specified parameters, a loan is granted by LPI Capital Ltd to fund the project.
Acceptable Criteria for LPI Capital Ltd to fund project:
- Residential and Commercial Development projects with a net profit (average) on costs of 25% and above.
- Residential off plan projects with minimum of 20% reduction from Current market value and minimum of 25% reduction on perceived Completion Value evidenced by appropriate due diligence and valuation report(s).
- Projects must be located within London financial districts.
LPI works on the acquisition, planning and development for sale of identified and authorised investment projects. Costs involved in appraising sites and as a result do not meet the minimum criteria to purchase will be paid by LPI and not taken from any investment monies. Full accounting records will be submitted to Investors after project maturity.
Investors advised to undertake their own due diligence to ensure they are comfortable with the figures being quoted before requesting investment contract and to seek legal advice before signing. All investors must provide acceptable certified proof of identity and proof of address with executed contracts before funds are transferred.
Investors must confirm they are either a ‘High Net Worth Individual’ or ‘Sophisticated Investor’ by signing a relevant statement prior to receiving Investor Contract and enclosures.

Return on Investment
Investor return is fixed at 40% on their investment over the investment term of 5 years.
This is paid as priority from the sales proceeds at the end of the term.

The capital and interest element will be secured against the actual assets by way of a First legal charge registered at Land Registry by the Investment Company. Investors will be issued a secured loan note stating exact return date of funds and stating a fixed return of 40%.
We always ensure our investors are fully informed about our project before entering into an Investment Contract and therefore we strongly recommend a site visit to meet both members of our team and to see the Investment sites in person.

Once you are happy to proceed and subject to allocation availability, the Investment Contract and enclosures will be forwarded to you within two working days.
